GUIDANCE FOR TENANTS FROM 1ST JUNE 2019:

Our tenancies initially commence for 6 or 12 months and renewal is at the landlords’ discretion.

 

The only payments St. George can charge in connection with a tenancy are:

 

  1. The Rent.
  2. A Refundable Tenancy Deposit – capped at no more than 5 weeks rent where the annual rent is less than £50,000, or 6 weeks rent where the total annual rent is £50,000 or above.
  3. A Refundable Holding Deposit (to reserve a property) – capped at no more than one weeks rent.
  4. Payments to Change the Tenancy – when requested by the tenant, capped at £50, or higher when reasonable costs incurred.
  5. Payments associated with early termination of the tenancy – when requested by the tenant.
  6. Payments in respect of Utilities, Communication Services, TV Licence and Council Tax.
  7. A default fee for Late Payment of Rent and Replacement of a lost key/security device, where required under a tenancy agreement.

 

 

STANDARD CHARGES FOR LANDLORDS

 

LET ONLY: To find a suitable tenant, referencing, tenancy agreement, inventory including metre readings, then hand the tenant over to yourselves. One Months Rent – NO VAT

 

RENT COLLECTION: As per the above, but the rent is collected by ourselves and transferred to yourself along with a statement of account. Some of our landlords find this most helpful to assist with their accounting etc. 75% of the first months rent – NO VAT and 6% Per Calendar Month – NO VAT.

 

FULL MANAGEMENT: All of the above along with quarterly inspections where we check the property circa every 3 months and send a detailed report of our findings to you. We also oversee and arrange any property maintenance matters and liaise with your tenants on your behalf. 10% Per Calendar Month – NO VAT

 

All deposits are required to be held under a deposit protection scheme and as a fully managed client of ST. GEORGE PROPERTY GROUP we will arrange this for you with an administration fee of £45.00 – NO VAT.

 

Renewal of Tenancy at the same rent: £99.00 – NO VAT

 

Renewal of Tenancy with increased rent: £135.00 – NO VAT

 

Periodic tenancy renewal: £49.00 – NO VAT

 

Withdrawing your property from the market after referencing commenced: all monies returned to the tenant and £75.00 administration – NO VAT

 

Please note that not all charges apply and all fees are with NO VAT.
